Review of your Building Plans:

As a client with us we provide a review of your building plans from a property management perspective at no charge. We analyze floorplans and room dimensions to help suggest furnishings and upgrades that will fit in your home. Some items we review are.

• Review room dimensions to help you plan furniture placement and purchase items that will fit the space properly.
• Assess an area in the home that could potentially allow us to decorate a kids room for you after the home is complete.
• Assess an area in the home that could potentially allow us to install a 3D projection home theater for you after the home is complete.
• Assess an area in the home that could potentially allow us to install a guest workstation for you after the home is complete.
• Review Electrical panel locations to suggest placement of an EV charger outlet.
• Review Patio / Backyard space and lot setbacks to suggest placement of a hot tub.
• Review your pool system to make suggestions on LED light conversions and pool options.
• Review overall size and layout of your property to suggest number of beds to purchase and where they should be located.
• Determine the number of guests your short-term rental will sleep to prepare for advertising.

Provide list of furnishings and decor to pre-order 60 and 30 days prior to home completion. These items include:

• List of needed items like baby gates, cribs, pack-n-plays, coffee maker, keurig, pool noodles, beach chairs ect; Many of these items we stock in our warehouse for sale to our clients.
• List of links to furniture suppliers we have had great success ordering from. We make suggestions on bedroom sets and décor that fit your home.
• Link to our high-capacity bunk bed supplier for ordering bunk beds for kids rooms.
• PROVIDE YOU WITH THE SHIPPING ADDRESSES TO OUR 2 HILTON HEAD ISLAND WAREHOUSES TO STORE FURNITURE AND DECOR SO WE ARE READY TO FURNISH THE DAY YOU GET YOUR CERTIFICATE OF OCCUPANCY! *

*Once you become a client, we give you addresses to both our warehouses for FREE storage of items you order for your home during construction. We not only OWN our own corporate office on Hilton Head Island, we own 2 large warehouses that allow our clients the storage of ordered items.

We can Furnish your home quickly after construction:

• We have completely furnished several homes in Sandcastles to prepare the homes for the short-term rental market.
• You can choose to furnish your home yourself or allow us to decorate and furnish your home. We also have an experienced maintenance staff which can do everything from assembling furniture to hanging televisions and décor.
• Many other management companies either don’t do furnishing or furnish the home how they like the home to look. We consult with owners to find their style of furnishing and can fully decorate and furnish the home on their behalf. We specialize in “Coastal Décor”, a furnishing style we recommend for beach oriented short-term rentals.
• Whether you prefer a classic beach cottage charm, a modern coastal retreat, or a tropical paradise vibe, our design experts work closely with you to bring your vision to life. Our properties are thoughtfully themed to provide a unique and personalized experience, ensuring that your vacation feels like a true escape from the ordinary.

We Pre-Advertise your home for rent during construction:

• We can start pre-marketing AND pre-booking your home for rent before it’s completed! We list your property on our website as “Coming Soon” or “Accepting Bookings Spring 2024” ect;
• We advertise your home comes with a $300.00 discount on our golf cart rentals. Golf cart rental discounts we provide have proven to increase bookings! We wholly own Sea Turtle Rentals LLC a golf cart rental company.
• We advertise your home comes with a “Turtle Pass” that allows your guests to receive our negotiated discounts with restaurants, putt-putt golf, entertainment ect;

Review you home to make sure it complies with town Short-Term Rental Regulations:

• Review your home to make sure you comply with the Hilton Head Island Short-Term Rental Ordinance in effect.
• Order and provide fire extinguisher and other equipment required by the town of Hilton Head.
• Provide required documents to guests in your home explaining the ordinances rules and regulations.
• Assess your home for legal limit of cars to be parked at the residence per the town Short-Term Rental Ordinance.
• Assess furniture placement in order to comply with the town Short-Term Rental Ordinance.
• File all the paperwork on your behalf to obtain the required Town of Hilton Head Business License prior to having your first guest.
• File all the paperwork on your behalf to obtain the required Town of Hilton Head Short-Term Rental Permit prior to having your first guest.

We can start helping you right away in all the areas above to streamline the transition from construction to your first guest arrival! We don’t charge our clients for any of the above consulting services. We have a 30-day cancellation clause so we don’t lock clients into long-term management contracts. We manage 30 homes, including 15 in Sandcastles, and no client has ever left us.
